At 6.3% interest rates, buying in Southern Utah still pencils out for buyers coming from markets where a comparable home costs two to three times as much. A $600,000 home in St. George would easily run $1.2 to $1.5 million in many California markets. That gap does not close just because rates went up a point or two.

For local buyers, the conversation is different but the conclusion is often the same. Rents across Washington County have climbed steadily, and building equity through ownership still outperforms paying someone else's mortgage in most scenarios when you run the numbers honestly.

The Lifestyle Buyer Is Not Rate Sensitive

There is a segment of the Southern Utah buyer pool that is largely rate-insensitive: the lifestyle buyer.
