As we reach the halfway mark of 2025, the real estate landscape in Washington County continues to evolve. Here’s a quick look at how the second quarter shaped up—and what it might mean for buyers, sellers, and investors.

The second quarter of 2025 shows a mixed but active real estate market in Washington County. Lot sales remain strong, with June 2025 up 23% compared to last year and total sales on track to surpass 2024. Platted lots are also booming, already reaching 83% of last year’s total by midyear, signaling steady development activity. However, building permits have slowed, with June permits down 31% from 2024 and year-end projections showing about 10% fewer permits than average. Notices of default and foreclosures have also risen, already reaching over 60% of last year’s totals, suggesting a slight increase in distressed properties. Overall, the market reflects a balance of ongoing demand, cautious new construction, and shifting opportunities for buyers, sellers, and investors.
