According to the latest data from Realtor.com, housing inventory just reached its highest level since 2020. And locally, we’re seeing more active listings in places like St. George, Washington, Hurricane, and Ivins than we’ve had in recent years.
But here’s the catch: even with this bump, we’re still nowhere near pre-pandemic inventory levels. The number of available homes is growing, but we’re not in oversupply territory — not even close.
Why Rising Inventory Isn’t Bad News for Southern Utah
It’s easy to panic when you hear “more homes for sale,” especially if you remember how quickly things unraveled in the 2008 housing crash. But today’s market is very different.
Back then, the market was flooded with homes due to overbuilding and a wave of distressed sales. Today, we’re dealing with the opposite — a serious housing shortage. Builders couldn’t keep up with the demand for new homes after the Great Recession, and we’re still feeling the effects more than a decade later.
In fact, according to Realtor.com, it could take another 7.5 years of building just to meet demand. That means we need more homes on the market — including right here in Southern Utah.

For buyers, a little more inventory means more choices — and that’s a welcome change after years of limited options. For sellers, it’s still a great time to list, especially if your home is priced right and marketed well (think updated features, pro photos, and smart strategy).
We’re not seeing a flood of homes — just a slow shift back to balance. And that’s exactly what our market needs.
