County-Wide Market Overview
The county-wide snapshot captures the broadest view of new construction activity across Washington County, including communities outside the core St. George market. Single-level inventory is deep here, with 39 active listings in the 4+ bed / 3-car category alone. That segment posted 34 sales in six months at a median sold price of $640,000, suggesting consistent absorption despite the larger pool.
Two-level construction at the county level skews toward larger, pricier homes. The 4+ bed / 3-car two-story segment leads in both activity and inventory with 34 sales at a median sold price of $769,990 and an average of 3,047 sq ft. RV-garage two-level homes are well-represented as well, though they carry longer days on market, averaging 113 days.
The Primary Bed on 2nd Level category at the county level shows highly competitive pricing, with all tracked segments coming in at 99% or better sold-to-list ratios. The 4+ bed / 2-car primary category led with a 99.32% ratio across 18 sales, the highest volume in that tier for the county.
Worth noting: the 3 bed / 3-car two-level category sold at 112.20% of list price on its two recorded transactions, an outlier that signals strong demand for that specific configuration wherever it appears.

Two-level homes offer more square footage at a lower cost per foot. The 4+ bed / 3-car two-story category saw 23 sales with a median sold price of $760,000 and an average of 3,098 sq ft. Buyers focused on per-square-foot value will find two-level homes averaging $229–$283/sq ft compared to $294–$317 for comparable single-level options.
The Primary Bed on 2nd Level category is a standout in this market. The 4+ bed / 2-car segment achieved a 100.50% average sold-to-list ratio on 17 sales, meaning buyers paid above list price on average. This signals strong demand and limited negotiating room in that specific configuration.

The 3 bed / RV single-level category stands out with a median sold price of $701,400 across 6 sales, pointing to strong buyer demand for that combination of affordability and function in this submarket.
Two-level inventory in Hurricane Valley is lighter, which is typical for this area. The 4+ bed / 3-car two-story segment saw 7 sales at a median sold price of $657,000, and the 4+ bed / RV two-level recorded 4 sales at $772,495. Days on market for two-level homes in Hurricane Valley run longer, averaging 141–169 days, suggesting buyers are more selective at that price point or that builder pricing needs more alignment with the market.

Single-level luxury homes are performing well in the RV-garage configuration, with 9 sales at a median sold price of $1,242,601 across 13 active listings. The 4+ bed / pool category moved in an average of just 69 days, the fastest of any luxury segment, at a median sold price of $1,245,788.
Two-level luxury homes see more volume overall. The 4+ bed / RV two-story posted 23 sales at a median of $1,135,500, making it the most transacted luxury category in the dataset. However, it also carries the longest days on market at 137 and the lowest sold-to-list ratio at 94.29%, indicating some pricing sensitivity at the high end of that configuration.
For buyers prioritizing square footage, two-level luxury homes average between 3,673 and 3,947 sq ft compared to 2,877–3,088 sq ft for single-level options.
