But if you don't actually own an RV, is paying more for one worth it?

Why Are RV Garages So Popular Here?

Sand Hollow Reservoir. Quail Creek. Miles of BLM land. Camping. Boating. Side-by-sides. Mountain bikes. Dirt bikes. Trailers. Outdoor recreation is a major part of the Southern Utah lifestyle, and all that equipment needs somewhere to go. An RV garage gives homeowners something that's increasingly valuable: flexible space.
What Else Can You Use One For?
Plenty.
We've seen RV garages used for boats, UTVs, trailers, workshops, home gyms, golf simulators, storage, hobby areas, and additional vehicle parking. For some homeowners, it's essentially a massive bonus room that happens to have a garage door. That versatility is part of what makes them appealing even to buyers who don't own an RV.
Not All RV Garages Are Equal
This is important.
Seeing “RV garage” on a listing doesn't tell you whether your RV—or anything else you're planning to store—will actually fit.
Pay attention to:
Door height and width.
Can your vehicle comfortably clear the opening?
Garage depth.
A taller door doesn't help much if the garage isn't deep enough.
Approach.
Can you actually maneuver a large vehicle into the garage?
Driveway slope.
An awkward grade can make access difficult.
Utilities.
Depending on how you plan to use the garage, electrical, plumbing, heating, cooling, or other features may matter.
If an RV garage is important to your purchase, measure it.
What About RV Parking?
Don't confuse an RV garage with RV parking. A wide side yard may provide plenty of room for a trailer or motorhome without the expense of an enclosed garage. For some buyers, that's all they need. Others prefer their equipment protected from Southern Utah's sun and weather.
The better option comes down to what you own, how often you use it, and how much storage you need.
Does an RV Garage Increase Resale Value?
There's no universal dollar amount you can attach to one. But in a market where recreational vehicles are common, having functional RV storage can expand the pool of buyers interested in your home. Location, size, garage dimensions, home price, neighborhood, and overall property quality all affect how much value buyers place on it.
Should You Pay More for One?
If you own an RV, boat, side-by-side, trailer, or several outdoor toys, the answer may be easy.
If you don't, think about how you'd use the space.
Would you value additional storage?
A workshop?
A home gym?
Room for future toys?
Or would you rather put that money toward a larger backyard, pool, better view, or more living space?
There's no right answer—but it's worth thinking about before automatically assuming bigger is better.
