The 2026 market is showing a clear shift toward balance, with a few standout trends buyers and sellers should pay attention to. While new listings remained nearly flat (-0.97%), closed sales dropped sharply by 17.26%, signaling a slowdown in deals actually getting across the finish line. At the same time, homes going under contract jumped 10.26%, suggesting buyer activity is still strong but taking longer to convert, which is backed up by the 16.67% increase in days on market (84 days). Pricing tells an interesting story: median sales price rose 2.93% to $524,948 even as list prices dipped, showing sellers are adjusting expectations while still achieving solid outcomes. However, price per square foot declined on both the list and sold side, hinting at slight softening in value metrics. Inventory held steady at 5.3 months, keeping conditions balanced, while the sold-to-list ratio slipped slightly to 98.1%, meaning buyers are gaining a bit more negotiating power. On the financing side, interest rates improved to 6.30% (down from 6.70%), helping support demand. One notable outlier: foreclosures jumped 42.86%, which, while still low in total numbers, is a trend worth watching. Overall, this is a more normalized market where strategy matters more than ever for both buyers and sellers.

May 11 | Concert in the Park: The 8eez

📍 Vernon Worthen Park, St. George

 

The free monthly Concert in the Park series (now in its 22nd year) brings The 8eez and their high-energy 80s rock to the park at 7 pm. Bring lawn chairs, blankets, and a picnic. Free admission.

 

May 16 | Cops & Robbers 10 Miler / 10K / 5K / 1K

📍 St. George

One of the most fun entries in the St. George Races series, with multiple distances for all levels and a theme that makes the run anything but ordinary. Part of the city's packed annual race calendar.

 

May 22 | St. George Adult Premier Prom

📍 Black Hill Event Venue, St. George

A grown-up take on prom night, this ticketed evening event at Black Hill gives adults a chance to dress up, dance, and have a night out. More of a local community fun event than a festival, but consistently draws a crowd.

 

May 28–30 | Red Rock Dance Festival

📍 Utah Tech University, St. George

The 18th annual festival produced by St. George Dance Company, featuring Dance Kaleidoscope (Indiana) as Artists in Residence for master classes, adjudication, and performances. Guest artist concert Friday May 29 at 7:30 pm; Choreography Showcase Finals Saturday May 30 at 7:30 pm, both at the UT Eccles Mainstage. Free to attend.

 

June 8 | Concert in the Park: Sofia Talvik

📍 Vernon Worthen Park, St. George

Swedish-rooted Americana and folk artist Sofia Talvik takes the stage at 7 pm for the June installment of the city's free monthly concert series. Bring a blanket and enjoy the evening outdoors.

 

June 12 | Fire Hose Frenzy 5K & 1K

📍 Desert Color, St. George

St. George Firefighters line the course with fire trucks, spraying runners the whole way through in this beloved summer fun run. Finishers get access to the Desert Color Lagoon after the race. Proceeds benefit the Utah Burn Center. One of the more unique community events on the summer calendar.
