Washington County Breakdown.

The Washington County real estate market saw increased activity in February as new listings rose to 785 compared to 750 last year, giving buyers more options. Homes going under contract also climbed from 380 to 425, showing steady buyer demand. While closed sales dipped slightly year over year, the average days on market increased to 98, indicating buyers are taking a bit more time in their decisions. Median list prices increased to $628,000, though the median sale price softened slightly to $615,795. Inventory ticked up to 5.37 months, keeping the market near balanced territory. Meanwhile, interest rates eased to around 6.00%, helping support buyer activity, and distress levels remained low with fewer foreclosures and notices of default compared to last year.
