Washington County Breakdown.

As we head into January 2026, Washington County closed out December with solid momentum and encouraging signs of stability. New listings increased slightly year-over-year, while buyer activity strengthened with 331 homes going under contract compared to 266 last December. Closed sales also rose to 354, up from 323, and average days on market improved from 81 to 77, showing homes are moving a bit faster. While median list prices adjusted downward to $592,000, the median sale price edged up to $522,475, indicating buyers remain willing to pay for well-priced homes. Inventory increased modestly to 4.93 months, keeping the market balanced. Distress levels remain low, with fewer notices of default, and interest rates eased slightly to 6.15%, providing a more favorable environment for buyers entering the new year.
