The Washington County market started 2026 with steady buyer activity and improving affordability conditions. New listings dipped slightly compared to last January, while homes going under contract increased from 341 to 395, showing continued buyer engagement. Closed sales edged up year-over-year, though average days on market rose to 88, reflecting a more deliberate pace among buyers. Median list prices adjusted downward to $589,000, and median sale prices held relatively stable at $514,995. Price per square foot increased on both the list and sold sides, signaling continued value in well-positioned homes. Inventory remained balanced at 4.53 months, distressed activity declined with fewer notices of default, and interest rates eased to 6.10%, helping support buyer confidence heading into February.
