Washington County Breakdown.

The Washington County market continued to show steady movement heading into spring, with buyer activity remaining strong. New listings were slightly down year-over-year, while homes going under contract increased from 460 to 487 and closed sales rose to 393, signaling continued demand. Homes are selling at a similar pace, with average days on market holding near 79 days. Median sale price increased to $543,000, showing continued price support, while price per square foot softened slightly compared to last year. Inventory edged up to 5.32 months, keeping the market balanced. Sellers are still achieving strong results, with homes selling at over 98% of list price on average, while interest rates improved slightly year-over-year, helping maintain buyer confidence.

Apr 6–11 | St. George Plein Air Festival

📍Social Hall, 212 N Main St, St. George

Artists paint anywhere across Southern Utah during this week-long outdoor painting celebration, with community paint-outs at Red Hills Desert Garden and other scenic spots. The week wraps with a public reception and awards ceremony on Saturday, April 11.

 

Apr 6–11 | Utah Tech D-Week

This annual spirit week honors more than a century of campus tradition, featuring Brooks' City Tour, The Great Race relay, Trailblazer baseball, the Brooks' Birthday Carnival, and the iconic repainting of the D on the hill.

Southern Utah's biggest fair celebrates 165 years with rodeo, carnival rides, demolition derby, livestock shows, and a full concert lineup headlined by Neon Trees. Free admission throughout the event in honor of America's 250th anniversary.

 

Apr 11–12 | Kayenta Street Painting Festival

📍 Kayenta Art Village, Ivins

The streets of Kayenta Art Village transform into a stunning open-air chalk mural gallery as professional and student artists bring this year's theme, "Under One Desert Sky," to life. Free admission, food trucks, live music, and gallery strolls round out the weekend.

📍Veterans Park & throughout Washington City

A week-long celebration of Washington City's pioneer heritage, featuring a parade, car show, tractor pull, Cotton Ball dance, 5K, and community festival.

 

May 1–3 | Kanab Film & Arts Festival

📍 Kanab

Film screenings, art exhibits, and live music celebrate Kanab's deep cinematic roots in this annual showcase of the arts.

 

May 8–11 | Amazing Earthfest

📍Kanab

A week of guided hikes, films, and cultural programs focused on public lands and environmental stewardship in and around the Grand Canyon region.

Sand Hollow State Park offers ranger-led programs for all ages, including outdoor movie nights, bird-watching tours, guided trail experiences, community cleanup, scorpion hunting, and stargazing nights on paddleboards.
